A homeowner in Summerfield, NC, had just recently purchased a home. The previous owner disclosed to her that there were signs of a water leak in the crawl space. The new homeowner reached out to Carolina Basement Systems to come take a look. Our inspector performed a thorough investigation of the crawl space and discovered a high presence of moisture, standing water, and a rotten floor joist. After working with the homeowner to educate her on the issues at hand, they created a plan of action that would meet both the budget and needs of the home. 

Our crew then went to work on repairing this crawl space! First, the rotten floor joist was repaired and replaced. Next, the moisture issues were addressed with a full crawl space encapsulation. This involved sealing all vents, removing all debris, installing drainage matting, and sealing it all off with CleanSpace liner. A SaniDry Sedona dehumidifier and air purifier was added to prevent mold and eliminate musty odors - ensuring dry and healthy air. Lastly, the project was complete by sealing off the crawl space with an EverLast Door. This patented product is  made from indestructible PVC plastic, so it will never warp, crack, or deteriorate - preventing any water, air, or critters from ever getting inside.

When this home was built, the crawl space was protected with just a thin layer of black plastic. This plastic started to rip and tear which let dirt and water vapor in easily. The humidity was high and water vapor was starting to mold the floor joists.

We explained to the homeowner has this problem started to occur and that we can fix it by sealing and encapsulating the crawl space. So, then we installed our waterproofing system and encapsulation system to keep humidity low. The homeowners were very happy with the work and how protected their home was.

Water intrusion was causing massive floods and structural problems to this basement. A previous sump pump system had failed and left the block wall drench with water.

We installed our patented drainage system around the perimeter of the basement and ran it into a TripleSafe sump pump. Intruding water is caught in the system and dispelled through a discharge line away from the home.

The homeowners were thrilled with the new system and out lifetime warranty.

The crawl space under this home had many issues and would have greatly benefitted from an entire encapsulation. However, the homeowners were just looking for a quick fix to the immediate mold situation. We were able to help in this capacity with our mold remediation probiotic treatment.

We went into the crawl space and sprayed the probiotic treatment throughout the entire crawl space. Hitting the floor joists, walls, and all organic material that mold can grow on. This probiotic infects the mold and renders is dormant, which will stop the growth. The unfortunate problem is that this treatment acts as more of a band-aid as it does not fix the main root of the problem.

When we were done, the homeowner was happy, and we were glad we could help ease the situation.

The crawl space under this home had a plastic covering over the ground which was most likely placed when the home was built. This covering was placed to bring the building up to code, but this protection from water vapor is an extremely short term and problematic one.

The main issue is the unreliability of this plastic covering. It is thin and rips easily as well as not being sealed down. This lets dirt and water from the ground get anywhere inside of the crawl space. When water from the ground can get into the air it raises the humidity and mold can easily grow. Our inspection indicated that these symptoms were already starting to form so we proposed a plan of products to install.

We installed our CleanSpace vapor barrier that is specifically designed to protect crawl spaces. This vapor barrier is a durable plastic that won’t rip, and it is sealed along the wall and up the piers. Installing a vapor barrier this way is much more protective against water vapor than thin and simple plastic thrown onto the dirt floor.

We also installed our SaniDry dehumidifying air system to help filter out the air and keep the humidity low. These two products together create a small system that managed air quality and keeps humidity low to mitigate the risk of mold growth and other unpleasant symptoms.

Mold had infested inside this crawl space, covering the floor joists. Years of little to no protection from water seepage and high humidity had left its mark. After concerns that this damage would eventually ruin the house, the homeowners had us do a free inspection.

Once we got into the crawl space it was clear what the problem was. High humidity was being caused by outside factors such as water from the ground and air outside the crawl space. To ensure that we protected the air from high humidity, we needed to put a system in place that sealed off the crawl space. We put together and installed a system containing CleanSpace vapor barrier, a SaniDry dehumidifying air system, and a sealed crawl space door.

This system works together to keep water vapor out of the air, which causes high humidity, and is what the vapor barrier is for. It also seals off the outside air from the inside crawl space air. This is done to keep the temperature outside from affecting how much water the air inside can hold before it starts to grow mold or precipitate. The last function, coming from the SaniDry dehumidifier, regulates the already protected air inside the crawl space. These three functions provide incredible protection from high humidity, and these homeowners were very happy with the results in their crawl space.
